Excellent Building, Amazing Management. Lived here for 1.5 years, the maintenance manager Edgar is extremely polite and response. The leasing manager Kendra goes out of her way to help the tenants.

Update in Oct 2021:

The owner kindly responded to the situation and at the same time management took action. They have issued notices and revised the lease to encourage a smoke-free environment. 'No smoking' signs were put up in public areas. The situation has improved significantly on the property. The heavy smokers now smoke outside the premises near the entrances. The owner also switched to a new management company.

Currently under terrible, irresponsible management called Beach Front Properties.

Future renters, if you do not wish to get lung cancer, or have your property damaged, or want to enjoy a quiet, smoke-free environment, stay away from this place.

The current management, Beach Front Properties, cares about nothing else but collecting rent. Your problems and legitimate concerns will fall on deaf ears. The complex is plagued by smokers of tobacco and weed, and frankly most of the time smells like a chimney.

Some might say the noise from the fraternity row behind the alley might be a concern, but I found the frat bros much more reasonable compared to this property management. The frat houses will send a notice to you if they are going to have a loud party indicating the reason for the party and the duration of the day it takes place, and they will leave contact information in case you want to intervene. They were rarely inconsiderate. And you know there is a serious problem with a property management if it fails miserably compared to a frat house.

It is ironic that in the lease, there is an explicit term which says "consumer products that contain chemicals listed by the state of California pursuant to Proposition 65, Residents and their guests shall exercise great care to avoid exposing other residents and guests to fumes, exhaust, second hand tobacco smoke or other emissions that result from Residents and their guests’ use and enjoyment of the Apartments". The property management will certainly breath down your neck when it comes to rent, but when it comes to fulfilling their responsibilities, they basically do not care.

The property management gives you the impression of "yeah we have the premium location, so you either deal with commuting in LA or kiss my rear" attitude. Avoid at all costs unless there is a change of hands.

Attached is a photo showing what these chain smokers produced in less than 2 days. These smokers used flower pots owned by other people as ashtrays. So renters beware, your property left outdoors in the public area of the property will be UNSAFE. Of course, the management have been sent similar photos before and they couldn't care less about it. They encourage rule-breaking and inconsiderate behaviors at the cost of rule-abiding renter's health. It is precisely this type of management that makes a place absolutely terrible to live in. If you don't want to get lung cancer and die young, avoid this place unless they change.
